The Illinois Institute of Technology (ITT) and Gilbane Construction hired Milburn to assist with redeveloping two nine-story student dormitory high rises on the ITT campus. Our scope of work at Bailey Hall and Cunningham Hall included full interior demolition, the complete removal of the buildings’ exterior facades, asbestos abatement, utility disconnects, structural slab openings, concrete interior stairwell removal, and OSHA guard rails and fall protection. This work prepared the construction team with a clean slate to reconstruct the buildings for modern student living.
Our Biggest Challenge
Scheduling and safety were both constant challenges on this project because this job required several different crews working on different parts of the site each day. Our primary focus for planning the Bailey and Cunningham Halls project was to properly schedule, sequence, and perform each crew’s tasks in a way that didn’t interfere with any other crew’s progress or safety. Thankfully, we have the best people in the industry, and we overcame these challenges with no issues!
The End Result
We are immensely proud of the work our teams did at ITT. We completed all work ahead of schedule and on budget, and both the customer and owner were delighted with the result. Our Director of Operations, Don Collier, and one of our great foremen, Frank Ramirez, did impeccable work on Bailey and Cunningham Halls.
ITT was so pleased with our efforts that they sent us a letter thanking us for our work: “Milburn set the tone and cadence of the project. [...] Milburn gave us peace of mind, knowing the job was going to be completed the right way! It will be our pleasure to work with Milburn Demolition again.” All told, this project was a 100% success for Milburn and all other stakeholders.
In fact, we are now in the process of working on redeveloping Carmen Hall, another ITT dormitory building. ITT has now hired Milburn to work on three different buildings in three consecutive years. We plan on finishing our work on Carmen Hall by August 2021.
